Rain leak contract
We will run a series of water tests to simulate and isolate where water is coming in from in the areas you report water showing up in the structure during a rain.
Note: the exterior existing scene that was present when water showed up inside the structure during a rain must not be altered (changed) from that time till we arrive so we KNOW there is still a source or sources to replicate. The inside does not have to be wet as we are replicating the water intrusion with our water test. However, the exterior existing scene has to be that which was present when the rain water came in the structure during the rain.
We use water, gravity, infrared, observation, moisture meter and knowledge of how building water proofing of a residential structure is supposed to be in isolating rain leak sources.
We will find at least find a (meaning 1) source if not more than 1 leak source (point of entry outside allowing water inside). We do not charge for not finding a leak source.
The one or ones we find and document will be the least that MUST be repaired as they are factual (able to be proven to exist by visible evidence).
There may be other sources; but minimally get this or these finite and factual ones repaired and keep your eye open in the next rains. Handling leaks is a process of elimination as a lot of times there is more than one source showing up in the same place inside the structure.
It is important to isolate specific finite sources, standardly remedy those and carry on with the process till all are gone; and providing the repairs are viably and standardly done, there will be an end to the leakage.
We strongly suggest you do not do any interior repairs until you are sure that the leak source or sources already found have been standardly fixed and that there are no other leak sources, otherwise, if the source or sources found have not been standardly remedied or there are other sources, it will most probably damage the same place in the interior again and will be a waste of time and money. If you have to do repairs, I would keep the cost minimum until you are sure there are no other leak sources and that the source or sources found have been standardly remedied. Heavy rains typically do a good test, you are the best judge since you know what rains caused it in the first place- heavy, driving- south blowing etc…
I am giving you the def. of standard so as to know what workable solutions in the repairs mean rather than “common” or “usual” as sometimes common and usual are not good enough.

In this case, the purpose would be to keep the rain water outside from coming into the structure from the leak source (point of entry) or sources isolated during the test.
Rates:
2 hour minimum water testing and investigation with up to a 6 picture report. $750
$150 for each additional hour over the 2 hour minimum. (About 80% of the time we find 1 if not more than 1 source in the first 2 hours).
$25 per picture if there are more than 6.
Pay is to be in full when we are finished on the job site by check. No billing or credit cards.
Your report will be forthcoming in 1-2 days after the day of testing mainly due to editing the photos with labels and arrows so it is clear where and what is a source and sometimes example photos of some idea of general construction applications which are applicable to your particular leak.
