Dear Jon:
Here is a report for the On Site Inspection you requested for the new custom home at 12345 PCH lane in Malibu.
The following photos point out some flaws I found in doing the On Site Inspection of the various water proofing
applications you asked for before wrapping the new house.
Figure 1 is a potential flaw in that overlaps of the cap flashing need to go OVER the lower flashing and the tie-in to the post
should have a cut in it for the sealant and flashing to go into in the event that the post cracks.
Figure 2 is an opening in the corner of the dado flashing joint and needs to be standardly sealed as this one is open and will
leak.
In the left photo,(Figure 3) there are more deck flashing joints that need to be sealed, pop riveted and resealed. You will
want to go around the entire deck and inspect each joint and repair as necessary as I saw others but you get the point:
These will leak if not remedied and will be harder to deal with once stucco and tile are applied.
The lower right example photo is 1 way to flash the deck to wall that has much less chance of failing at the joints etc. since
the deck membrane covers all the deck to wall flashing joints and the weep screed joints are no longer a concern water
proofing wise since the membrane is well above them. I suggest this type of application in the future. It has fewer, if any
caulking joints to worry about due to the deck membrane covering them all.
